Indio is the closest of the eastern valley towns to our base and one of the towns we see most. The calls come in two shapes. One is a garage: a builder slab that has been powdering and staining since the house was handed over, and the owner has finally had enough of sweeping dust off it. The other is a whole house, usually a family that has just bought, wanting the floors and the rooms sorted before the furniture lands.
Both get the same treatment. The concrete is ground back to clean, sound material, the cracks and pits are filled and only then do the coats go down in order with proper time between them. Floors and doorways are protected, and the place is left clean at the end of each day. Michael has been a licensed California contractor since 1989 and does the work himself, so what you agree on at the estimate is what actually happens. What makes an Indio floor different
Indio is the largest city in the valley and a lot of it is newer tract housing, whole neighborhoods built to the same handful of plans. That is good news for floor work. The garages are a known quantity, the slabs were poured the same way and the estimate is accurate because there are few surprises under the surface. It also means a flake coating is one of the cheapest ways to make a plain builder slab look finished and stop it dusting for good.
The catch is the weather and the calendar. Summers here go well past 110 degrees, the UV is fierce, and the days swing hard from hot to cool, so slabs move more than people expect and a coating has to be bonded into clean concrete to stay put. A hot garage also shortens the working time of the product, which is why floors go down early in the day through the summer and get mixed in small batches. The festival grounds bring big weeks to town when access and parking get tight, so we book around them. Same story further east for our Coachella customers.

Garage Flooring Installation
Indio is full of bare builder slabs, and bare concrete in this heat soaks up oil and throws dust all year. A flake floor fixes both. The slab is ground with diamond tooling, oil is pulled out, cracks and pits are filled, then color goes down, flake is broadcast into it wet and a clear top coat seals it. The concrete outside takes the same beating as the garage. Summers past 110 degrees leave a bare deck chalky, stained and too hot to cross without shoes. The slab stays where it is: ground back, cracks and flaking spots repaired, then a decorative or textured coating goes down and gets sealed, so it is cooler underfoot and grips when it is wet. Cabinet Painting
Plenty of Indio kitchens have sound boxes and tired doors, which is a refinishing job rather than a rip out. Doors and drawer fronts come off and get labeled, the grease is washed out of the grain, every face is sanded and sealed, and the finish is sprayed rather than brushed so there are no strokes in it. Whole house repaints are common here, especially for people moving in. Because there is one person on the job and his name is on the license. Michael Miller owns M R Miller Painting. He prices the work, grinds the slab and lays the coats himself, so an Indio homeowner never explains the job twice to two different people. He has been licensed in California since 1989, CSLB number 566071, and the business carries a $25,000 contractor bond. That matters more than it sounds on work where most of the value ends up buried. Once a floor is down you cannot see the preparation, so you either trust the person who did it or you do not.
The rest is habit. Concrete ground rather than washed. Oil spots degreased and pulled out instead of coated over. Cracks and pits filled and left to set properly. Moisture checked, because a slab pushing damp up from below will take a coating off from underneath no matter what went on top. Dust collection on the grinder, because grinding concrete throws silica. Estimates are free, they come from looking at your actual floor, and you get the real dates for each stage before anything starts.

Indio is the town we cross most. Washington Street brings us in from the La Quinta side and Interstate 10 runs along the top of it, so you will see the van at both ends of town. The newer subdivisions out toward the freeway are wall to wall builder garages, square, consistent and never coated, which is the most common floor job we take here. The older streets nearer the middle are the opposite: slabs that have moved with a lot of desert summers, with cracks and patches that have to be cut out and filled before a coating will sit flat over them.
Then there is Highway 111, which runs the length of the town and carries most of its small business property. Shop floors and unit floors there get the same system as a garage, ground in and built up in coats, scheduled early or late so nobody loses a trading day. Inside the houses it is kitchens and repaints, usually booked in the same visit as the floor so the whole place is done at once. Do you cover Indio, or only La Quinta?
Indio is one of our regular runs, straight out Washington Street or along Interstate 10 from our base in La Quinta. There is no travel charge to come and look at the floor and give you a free estimate.
Will a garage floor coating hold up to Indio summers?
Yes, when the slab is ground back first and the top coat is rated for hot tires. Coatings fail here because they were rolled onto sealed concrete or left soft, not because the summer was hot. Prep and the right top coat are the whole answer.
Can you coat a floor that already has old paint on it?
Usually yes. Old paint, sealer, glue and failed coatings are ground off as part of the preparation. If the slab underneath has a bigger problem, like moisture coming up through it, Michael tells you what he finds before any product goes down.
How long does an Indio garage floor take?
Most single or double garages are a two to three day job. Grinding and repairs first, then the color and flake, then the clear top coat, with drying time between each stage. You get the dates before he begins.
Do I have to empty the garage first?
Yes. The floor has to be completely clear so the grinder can reach every inch, including under shelving and along the walls. If you need a hand working out where everything goes for a couple of days, ask and we will talk it through.
Can you paint the house at the same time?
Yes, and it is a good way to do it. Kitchens, walls, ceilings, trim and doors are the other half of the business, so a whole house in Indio can be scheduled around the floor while it cures.
